Questions owners ask us

How much does property management cost?

It depends on the property, the number of units, and which services you need. Ask about our management plans: request a free rental analysis and we'll walk you through the options in plain English, with nothing hidden.

Do you manage properties outside Water Valley?

Tell us where your property is in the form above. We'll let you know right away whether it's in our service area.

I already have tenants. Can you take over?

In many cases, yes. During onboarding we review the current lease, deposit records, and property condition so the handoff is smooth for you and your tenants.

How do I get paid?

Tenants pay rent by Venmo or by mailed check or money order. We'll explain exactly how and when owner funds are sent during your rental analysis, and every month you'll get a statement showing what was collected and paid.

Will you call me before making repairs?

We'll agree on your approval preferences during onboarding. Routine fixes are handled so tenants aren't left waiting, and we check with you before larger repairs, except in true emergencies where waiting could cause more damage.

Do I need landlord insurance?

If you rent out a home, a standard homeowners policy may not cover it. A landlord policy is designed for rentals. Since we're also a licensed insurance agency, we can quote a landlord policy for you.
